When might PMI apply?
The Consumer Financial Protection Bureau explains that a conventional purchase loan with less than a 20 percent down payment will typically require mortgage insurance. PMI may also apply to a conventional refinance when equity is below a certain level.
The lender arranges coverage through a private mortgage insurer. A buyer should confirm whether the quoted scenario includes borrower-paid or lender-paid mortgage insurance and how that choice affects the interest rate and total cost.

What affects the PMI cost?
PMI pricing can consider the down payment or loan-to-value ratio, credit profile, property, occupancy, loan purpose, term, coverage, and other transaction details. Two buyers with the same purchase price may receive different mortgage-insurance estimates.
Ask the lender which assumptions were used and whether the estimate could change before closing.
How can PMI be paid?
Borrower-paid monthly PMI is common, but other structures may be available. A lender may discuss upfront, split-premium, or lender-paid approaches depending on the program.
Lender-paid mortgage insurance is not free. Its cost may be reflected in the mortgage rate or other terms. Compare the annual percentage rate, cash to close, monthly payment, and total cost over the time you reasonably expect to keep the loan.
PMI versus FHA mortgage insurance
PMI applies to certain conventional loans. FHA-insured mortgages use mortgage insurance premiums under HUD rules. The upfront cost, annual cost, duration, cancellation rules, credit considerations, and property requirements can differ.

When can borrower-paid PMI be canceled?
The CFPB explains that many borrowers may request cancellation when the mortgage’s scheduled principal balance reaches 80 percent of the home’s original value, subject to conditions such as a written request, current payments, satisfactory payment history, no disqualifying junior liens, and evidence that value has not declined when required.
The CFPB also describes automatic termination rules that may apply when the scheduled principal balance reaches 78 percent of original value and the borrower is current. Investor and servicer requirements can add details, and FHA or lender-paid insurance follows different rules.

Read the Loan Estimate carefully
The Loan Estimate shows projected payment and cost information for the mortgage requested. Confirm that the loan type, rate-lock status, mortgage insurance, taxes, insurance, and cash to close match the conversation.

How down payment assistance can affect the comparison
An eligible assistance program may reduce the buyer’s cash requirement, but a repayable second mortgage can add a payment and lien. Ask how the assistance changes the first-mortgage loan-to-value ratio, PMI, combined payments, and future refinance or sale decisions.
