A down payment assistance conversation is more productive when a Roswell buyer has already organized household, income, asset, and property information. 1. Clarify who is part of the household

2. Gather income records before house hunting
- Recent pay statements and employment details
- W-2s, 1099s, or other annual income records
- Federal tax returns when requested
- Documentation for Social Security, retirement, child support, or other recurring income
- Business records if any applicant is self-employed

3. Review assets and recent deposits
Assistance does not eliminate the need to document bank accounts, required borrower funds, reserves, or the source of closing money. Gather recent statements for checking, savings, investment, and other accounts the lender may use.

4. List debts and recurring obligations

Housing New Mexico states that buyers using its mortgage programs must receive pre-purchase homebuyer counseling. Ask which course is accepted, how to register, whether a completion certificate expires, and when it must be finished.

7. Understand the assistance as a loan or obligation
“Assistance” does not always mean a grant. A program may use a second or third mortgage with repayment, forgiveness, occupancy, sale, transfer, or refinance conditions.
Ask for a written explanation of:
- The assistance amount and permitted uses
- Interest rate and payment, if any
- Loan term and lien position
- Forgiveness schedule, if applicable
- Events that can trigger repayment
- What happens if the home is sold or refinanced
8. Compare cash to close and monthly payment
A lower cash requirement does not automatically mean a lower monthly obligation. Compare the first mortgage, assistance payment, mortgage insurance, taxes, homeowners insurance, and homeowners association dues using the same purchase price and closing assumptions.

9. Prepare property questions
Program rules may address purchase price, occupancy, property type, condition, manufactured housing, and business use. Before assuming a particular Roswell property is eligible, send the complete property details to the lender.
