Down Payment Assistance in New Mexico: Programs Roswell Buyers Can Explore

gap.

This guide gives Roswell-area buyers a practical starting point. Program availability, funding, income limits, purchase-price limits, credit requirements, and other rules can change, so the next step is always a current eligibility review with a participating lender.

What is down payment assistance?

Down payment assistance, often shortened to DPA, can help eligible buyers with some of the funds needed at closing. Depending on the program, assistance may be structured as a second mortgage or another form of subordinate financing. It may have its own repayment, occupancy, property, education, or sale/refinance requirements.

DPA does not automatically mean a no-cost purchase. Buyers may still need funds for items such as inspections, appraisal-related costs, earnest money, reserves, or expenses not covered by the program.

New Mexico programs to ask about

Housing New Mexico, also known as the New Mexico Mortgage Finance Authority, lists several programs for eligible homebuyers. Current options described by the agency include:

  • FirstHome: a first-mortgage program designed for eligible first-time homebuyers and certain qualifying buyers.
  • FirstDown: down payment and closing-cost assistance used with an eligible FirstHome mortgage.
  • FirstDown Plus: an additional assistance option for eligible borrowers using FirstHome and FirstDown, subject to current program rules and funding.
  • HomeNow: assistance for eligible lower-income households when paired with an approved first mortgage.
  • HomeForward: an option the agency describes for eligible buyers who may not qualify as first-time homebuyers, subject to current guidelines.

The right fit depends on the buyer, property, first-mortgage program, and current agency guidelines. These programs should be compared as part of the complete financing plan—not selected by the assistance name alone.

Who may qualify?

Eligibility varies, but a lender will commonly review:

  • Household or qualifying income under the applicable program rules
  • Purchase price and property location
  • Whether the home will be the buyer’s primary residence
  • Credit history, qualifying credit score, debts, and monthly income
  • First-time homebuyer status when required
  • Completion of an approved homebuyer education course when required
  • The selected first mortgage, such as FHA, VA, USDA, or conventional financing when permitted

A “first-time homebuyer” is often defined by program rules rather than simply meaning someone who has never owned a home. A current review can determine how the definition applies to a buyer’s situation.

Questions Roswell buyers should ask

  1. Which assistance programs are currently available for my income and household?
  2. What first mortgage must be paired with the assistance?
  3. Is the assistance repayable, deferred, forgivable, or due after a specific event?
  4. What happens if I sell, refinance, move, or pay off the first mortgage?
  5. Are there homebuyer education or counseling requirements?
  6. How much money should I still plan to bring to closing?
  7. How does the combined payment compare with a mortgage without assistance?
